Drive-By Appraisal Description
The Fannie Mae 2055 is a limited appraisal process and summary appraisal report. It conforms to the Uniform Standard of
Professional Appraisal Practice (USPAP) requirements and is used for appraising owner-occupied single-family dwellings,
leased land, condominium, PUD and fee simple ownership properties.
It relies on the sales comparison approach to value rather than the cost and income approaches. The comparison approach
makes use of other benchmark properties of similar size, quality and location that were recently sold. With the 2055
you'll receive the following:
- Exterior inspection of the subject property and comparable properties
- Photo of the front of the subject property and street scene
- Location map
- For an additional fee you may get photos of comparable properties and an interior nspection.
