LERETA Mortgage Services allows you to place commercial appraisal requests right over the web. Once you provide the
property parameters, our office will review the data and then call you back with a fee and timeframe quote. If you
want us to proceed, simply notify our office of your approval.
We can deliver a commercial report directly to your desktop depending on the report format required. We complete
limited restricted, summary and self-contained commercial reports. Our appraisers are familiar with the appropriate
form type assignments or with full narrative requests.
Commercial Appraisal reports are provided in three different formats:
The Standard Narrative
This report can range in size from 100-125 pages. It will include a sub-market analysis explanation and justification
of adjustments. The report will include flood maps, plat maps and detailed demographics. The valuation process will
be derived from a minimum of three methodologies, the cost approach. The photos in this report will be of the subject
property and it will include front photos of the comparables utilized.
The Summary Report
This report can range in size from 20-50 pages. It will include abbreviated neighborhood and property descriptions.
It will not have any photos of the comparables properties. In some cases, it will be completed on a form where
applicable, such as the UCIAR or 71A/B forms.
The Evaluation Report - Limited Appraisal in a restricted use format
The departure provision is usually invoked and the report will comply with USPAP. This report can range in size from
3-10 pages. Usually one approach to value is provided which is typically the sales comparable approach. It will
include a brief property description with one subject photo.
In addition, we can customize our reports to conform to the specific appraisal requirements of life insurance
companies, pension funds, investment bankers and corporations, many of which have their own unique formats and
requirements.
